Turnkey Fit Out of Four Floors

Following years of successful small project and MAC work delivery, a key financial client asked about our capabilities to deliver a comprehensive Turnkey solution to renovate 4 floors of their building in the City. Team Design worked with the client to develop 'look and feel' boards alongside space planning drawings to demonstrate our architectural capabilities. Following approval from the client, we immediately started work on intrusive surveys to develop the detailed technical design.

The client awarded us the project and appointed us to carry out Principal Designer duties using our in-house HSEQ team to produce pre-construction information, before developing this for our Principal Contractor role led by Team Fit Out.

The refurbishment of each floor required re-configurations or additions to partitioning, inclusive of strip-out, replacement and redecoration. New carpets, wallcoverings, fabric panelling, fixtures and fittings were installed throughout to give the space a fresh and rejuvinated look in keeping with the latest design trends.

Some areas required specialist attention, in particular some rooms required support for a specialist AV system and increased acoustic baffles to ensure sound proofing between work areas.

In the main office space, old desk blocks were removed, with new “chilled desking” installed alongside other items of new furniture. The space was carefully coordinated to maximise workspace whilst maintaining staff wellbeing and collaboration. A key area of the new space were the bespoke vending areas which were custom designed, and made, in our new joinery workshop in Essex. Our joiners ensured the highest level of quality and craftmanship, with the same operatives manufacturing the components and fitting them on site.

A new IT build room was formed on one of the floors, housing new UPS supplies and dedicated cooling for the IT equipment installed by others.

This was a large and complex project, involving Team Electrical and Team Mechanical to install new energy efficient lighting and modify the air handling systems on most floors, providing more efficient control and help the client achieve their relevant emissions targets.

The project was completed on time and on budget, with a very happy end-client.
